Over time you may find that tiles on your roof have broken or slipped out of position.This is usually an easy problem to fix and not too expensive for the customer.

Things that can increase to cost are broken tiles under a ridge or hip tile or within the valley of a roof as these tiles will be fixed in place with mortar which will be broken and need replacing.

Over time you may find that slates on your roof have broken or slipped out of position.Replacing broken or slipped slates can be a tricky problem due to the way that they are fixed.

If there are only a few slipped slates it may be the case that the nail holes have enlarged over time and the slate has popped over its nails, if there are many slipped slates it is likely that the nails holding them in position have perished. Slates unlike tiles have no nibs to hook over the batterns beneath them and rely soley on the nails to keep them in position.

In cases such as these replacing the slipped slates may only provide a short term solution as the nails are likely to be in a similar condition thoughout the roof, It may well prove a better option to replace the roof in the long run.

However we do understand that not everyone can afford a new roof as soon as a leak presents itself and so we continue to offer this service.

In some cases where there are many slipped slates or money is tight it may prove a better temporary option to simply glue the slates back into place, there are compounds avaliable that have been formulated for this purpose

If you have hip tile displacement on your roof it is advisable to check the state of the mortar on the rest of your roof, it may be wise to rake out the old mortar on the rest of your roof and repoint with new mortar throughout.

Other times the problem will only be on the displaced hip tiles, some times a heavy gust of wind can penetrate into the loft and the pressure can push them out of position. It is advisable to fix this problem quickly to prevent futher damage caused by the top tiles slipping down the roof under their own weight.

If the cement holding the valley tiles has deteriorated water may run underneath the tiles, If the metal valley trough itself has perished rain will run into your loft.

The best solution is usually to remove to whole valley and then re bed the existing valley tiles back into position replacing any that may be broken during the process.

If the metal trough is still in good order it may not need replacing although, for the differance in price, I would usually recommend that the trough is replaced at the same time

There are differant methods to make the border between a roof and a dividing wall water tight, the prefered method today is to use a lead flashing that comes over the tiles, is folded up the wall, and is then fixed with a stop bead allowing the dividing wall to be redered, that is covered in a sand cement mortar with a smooth finish.

These walls are often found on back editions and terraced houses. many terraced houses in London have 4 of these dividing walls on the main roof.

Sometimes the lead flashings will not have perished and this may warrent simply replacing the render/cement for a cheaper repair although, in most circumstances, we would normally advise replacing your flashings at the same time.

£249.99, subsequent walls £99.99 each, add £129.99 per side to replace lead.

Replacing the lead flashings on a chimney stack is a repair that we encounter quite often. It is not a difficult job with most of the cost coming from the materials used as lead is quite expensive.

If the cement work between the bricks of your chimney stack is found to be soft and deteriorating this can be replaced.

We offer a rendering option for your chimney stack which means the brickwork will be covered in a layer of cement for protection. This gives a nice and hard waring finish.

We also offer a repointing service. This consists of raking out the old cement between the bricks and replacing it, some people prefer this option as it leaves the brickwork exposed.

We can also remove chimney stacks to below the roofline if they are unused. This is often the best option as there are then no flashings to fail or openings for rainwater to find its way in.

We can also work on the flaunching of your stack, replace pots and fit cowls, wire balloons or sailors caps on request.

£349.99 or £249.99 for just front and side as back tray is often made from a much thicker grade of lead and in our experience often not perished
