New Roof

Clay Plain tiles from Marley.

What do you need to consider when planning to have a new roof installed onto your property?

  • Planning restrictions.
If your property is a listed building or in a conservation area there may be rules governing how your new roof can be installed, often you will need to match the tiles/slates to the original ones used in this situation.

  • Roofline.
As you have decided to purchase a new roof, you should also consider the rest of your roofline. Your fascias are the shallow boards that your guttering system is fixed to. Your soffits are the boards underneath your fascias that fill the gap between the wall of your property and your fascia boards. It can be wise to replace your fascias, soffits and guttering at the same time as having your roof replaced as this will save you the cost of erecting seperate scaffolding to replace them at a later date.

  • Chimney stacks.
You should also consider any chimney stacks that you have on the property. They are usually unused and can be removed, often inexpensivly. Alternativly chimney stacks may need repointing with new morter to retain their stability.

  • Roof lights.
You may want to consider installing a rooflight to bring natural light into your loft space or even through your loft into another room. Again you would save on access and labour costs by installing a roof light at the same time as a new roof.

  • Materials.
The materials that are used on your new roof will effect the cost of the finished installation. Concrete tiles are the cheapest option but do not last as long nor weather as attractivly as clay or slate roofs. Clay tiles last longer than concrete and keep their colour for their whole lifetime. They will add value to your property. Natural slate is considered the best roof covering of all often lasting over 100 years and is used on the most prestigeous buildings throughout the country.

  • Cost.
Cost is an important factor to consider, to help you to predict the costs involved we have constructed a new roof price guide covering a range of differant tiles offered by Marley, a recommended, quality tile manufacturer.
